Our Home Inspection Process

Home inspection services offer a professional visual assessment of a property’s major systems and components, helping identify issues and safety concerns so clients can make informed decisions.

Home inspection is currently not regulated or licensed by the provincial government in Ontario, though mandatory licensing is pending. Our qualifications include not only ICA Certified Home Inspector certification, but we are also BCIN Certified building designers (House, Small Building, HVAC, Sewage Systems, Plumbing- All buildings), and a Gold Seal Intern (GSI) with the Canadian Construction Association. We have extensive experience designing and producing drawings for residential, public, and commercial buildings. Choosing an inspector with a strong understanding of building design & construction techniques, performance, and compliance with the Ontario Building Code is essential.​

The assessment reviews accessibility, mobility, fall risks, and daily living needs, and provides practical recommendations—such as layout changes, safety upgrades, and assistive features—to help occupants remain independent in their home for as long as possible.

Major Structure and Systems​

  • Exterior: roofing, eavestroughs/downspouts, walls/cladding, windows & doors, foundation, grading & drainage, decks/porches/balconies, driveways/walkways 

  • Structure: foundation type, basement or crawlspace, floor structure, walls & ceilings

  • Roofing & Attic: roof structure, insulation levels, ventilation, signs of leaks, condensation, mold, or frost buildup

  • Plumbing: water supply, drainage & venting, visible piping, water heater, fixtures, sump pump (if present)

  • Electrical: Service size & type, main panel & subpanels, wiring types (copper, aluminum, knob-and-tube if visible), grounding & bonding, GFCI/AFCI protection (kitchen, bath, exterior, bedrooms), representative outlets, switches & lighting

What Is NOT Included

  • Code compliance or zoning verification

  • Mold, asbestos, or air quality testing

  • Well water testing

  • Septic system inspection

  • WETT (Wood Energy Technology Transfer) inspection or certification for homes with a wood stove or fireplace

  • certification of combustion safety or carbon monoxide backdrafting—that’s a specialized test.

  • Invasive or destructive testing

  • Future performance guarantees
